Prompt: In this activity, you’ll create an annotated bibliography by following the steps below and answering the questions as thoroughly as possible. The questions will prompt you to engage in a conversation with your sources. You will need to follow the steps below three times (for your three different sources).

Before you begin, make sure you have:

Selected sources from the Opposing Viewpoints database or the Academic Search Ultimate database.
At least one of your three sources should present a counterargument, a position that an opponent of your argument might make.
Applied the C.R.A.A.P test to the sources to determine if they are credible and reliable. (You can download a copy of The C.R.A.A.P. Test Worksheet. Remember, credible sources should score 35 points or more on the test.)

Argument
The argument described in the essay is on Rental property, which focuses on whether the
property is profitable or not. Based on the topic, there are arguments that the business is
profitable and has two opposing sides. The first argument holds that having rental properties is
such a lucrative and profitable business. The second opposes the whole idea and builds on the
idea that the rental property business does not work so well, and it is not productive. Profitability
arguments in rental properties remain an essential part of my career, given that I have the idea of
how the industry works and operates before making any investment plans. The persuasive
arguments provide an insight into the expectations of the investments. Secondly, there is an issue
with the effects of the rent control, which remains a critical issue on the impact it has on the
landlords. The issue at hand is opposed by two viewpoints, where one argument supports the
idea that rent control ensures a steady housing supply, which is obtained quickly by the landlords
(Wilterdink, 2020). The discussion needs to be well documented and researched before an
investor decides to jump into a profitable business.

In the argument, the most appropriate audience is the people affected directly or
indirectly by the investment and, most importantly, those interested in rental properties. This
includes the students who are conducting their research on the profitability of the rental property.
Also, the landlords are a suitable audience in the argument as they want to learn more about how
they can make more on the rental property. Tenants are also an essential part of the audience to
understand their rights (Landlord and Tenant, 2011). Based on the rent control effects, the most
appropriate audience is the landlords who are directly affected by the issue. The issues address
remains essential to my degree, given that the rental property’s profitability will affect them
directly (Landlord, 2011).
Goals
The goal of the essays is to determine the profitability of the rental property and whether
it is advisable to invest in the business. The piece will provide a detailed argument on why an
investor should or should not invest in the rental market.

The first issue for discussion that relates to a rental property is the profitability of the
rental properties. This issue has two opposing sides; the first holds that having rental
properties is such a lucrative and profitable business. The second that opposes the whole idea
and built on the idea that the rental property business does not work so well, and it is not
profitable. The profitability of the rental properties is relevant to my degree, and the rental
properties’ business. It is essential to have a complete idea of how a company works before
investing in it entirely. This issue will give the projection on what to expect as profit in the
rental property business. Therefore, this issue is critical and relevant to my bachelor’s degree
in small business, which focuses on rental properties (Landlord, 2011).
The second issue on a rental property is the effects of rent control on the landlords.
Rental power is a critical issue in the rental properties and to the landlords specifically. This
issue has two opposing viewpoints: the side supporting the idea that rental control is good for
the landlords as it ensures the housing supply is steady, and the landlords can quickly get
them. The contrasting viewpoint holds the idea that rental control does not necessarily affect
the amount of housing. This issue is important to the degree as it will help one to understand
the implication of rental control on housing and the necessary adjustments that can be made
on the subject (Wilterdink, 2020).
The first issue about the profitability of the rental property is integral to my small
business degree. I believe profitability is paramount to any form of business and the rental
property being a business, profitability cannot be neglected. The rental market is profitable,
and I believe it depends on the investment level and how it operates. It is a type of business
where there are not so many expenses after the investment has been made. The proprietor
only needs to ensure they are in full compliance with the laws and regulations affecting the

rental property business sector. When arguing this topic on the profitability of the rental
business, the audience would include the people who have interest in the rental property, the
students, and the current landlords who want to boost their knowledge of the subject. This
